| Description: This stucco building overlooking lake union was built in the 1980’s and had a variety of water intrusion issues. SSI began working with the association a year earlier dealing with water intrusion issues. Our team began working on the building with three different projects that we were focusing on. The first project was to remove, modify, and replace the existing roofing system. The existing roof was beyond its useful life and was in need of immediate replacement. We provided preliminary pricing and design services to create a cost effective roofing replacement project while improving the original design flaws. Once the existing roofing was removed extensive sheathing damage was found and replaced. Thorough mold treatments, insulation replacement, framing replacement, and sheathing replacement were part of the additional repair work. The second project that was running concurrently with the roof replacement was the penthouse level beam replacements. This project was much more involved than initially anticipated. All of the structural penthouse beams were severely deteriorated to the point of complete failure requiring extensive shoring during construction. Over 50 lineal feet of beams were removed, replaced, and upgraded on each of the penthouse deck areas. The repair process was complicated and required careful planning. Numerous structural upgrades were done to prevent the same situation from occurring again. As part of the project the existing penthouse decks were completely removed and replaced due to rot. The existing flashing details were modified to eliminate many of the original design defects. The final project was to completely replace the building caulking and recoat the entire building. All of the building caulking was removed using a combination of man lifts and scaffolding. The coatings were done using similar methods. A custom color match was used to create their desired look. Working with the manufacturer we were able to obtain a ten year warranty for the building and the association. |
